Florida Senate Bill 4D requires: Condominium and Cooperative Associations must perform Structural Integrity Reserve Studies and conduct Milestone Structural Inspections of their buildings to ensure that condo and co-op buildings are safe for continued use.
Structural inspections are now required for buildings three stories and taller and more than 25 years old.
Milestone Structural Inspections are required in order to conduct Structural Integrity Reserve Studies. The purpose of a structural inspection is to confirm that a building is safe for continued use under the present occupancy and/or if it needs strengthening related to changes in use or occupancy.
Initial Structural Integrity Reserve Studies must be completed by December 31, 2024.
